SMS Messaging Consent & Opt-In

DoorLedgers ("we," "us," or "our") uses SMS text messaging to send important transactional notifications to tenants on behalf of landlords and property managers using our platform. This page explains how SMS consent works, what messages you may receive, and how to opt out.

Important: DoorLedgers SMS messaging is for transactional purposes only. We do not send marketing or promotional text messages.

1. How SMS Opt-In Works

1.1 For Tenants

As a tenant, you may receive SMS text messages from DoorLedgers if your landlord or property manager has enabled SMS notifications and has your phone number on file. Consent is obtained through the following methods:

📝 Digital Consent

When you create a Tenant Portal account at app.doorledgers.com/tenant-portal, you may provide your phone number and consent to receive SMS notifications by checking the SMS consent checkbox during registration or in your account settings.

📄 Paper/Written Consent

Your landlord may collect SMS consent through a written lease agreement, rental application, or separate consent form that includes the required disclosures.

💬 Verbal Consent

Your landlord may obtain verbal consent in person or over the phone. When verbal consent is obtained, the landlord must read the required disclosures to you before you provide consent.

1.2 For Landlords

As a landlord using DoorLedgers, you can enable SMS notifications in your account settings at app.doorledgers.com/sms-settings. Before enabling SMS for your tenants, you must:

  • Obtain proper consent from each tenant before adding their phone number
  • Provide tenants with the required disclosures (see Section 3 below)
  • Keep records of tenant consent
  • Honor opt-out requests promptly

2. Types of SMS Messages

DoorLedgers sends the following types of transactional SMS messages:

Rent Due Reminders Notification when rent is coming due "Hi [Name], your rent of $X for [Property] is due [Date]. Pay now: [Link]"
Overdue Notices Alert when rent payment is past due "OVERDUE - Your rent of $X is [N] days past due. Pay now: [Link]"
Late Fee Warnings Warning before late fee is applied "Reminder - A $X late fee will apply tomorrow if rent is unpaid."
Late Fee Applied Notification when late fee is added "A late fee of $X has been added. Total due: $Y."
Maintenance Updates Updates on repair request status "Your repair request has been resolved."

3. Required Disclosures

By providing your phone number and consenting to receive SMS messages from DoorLedgers:

  • You consent to receive transactional text messages from DoorLedgers regarding your rental property, including rent reminders, payment confirmations, late fee notices, and maintenance updates.
  • Reply STOP to opt out of SMS messages at any time.
  • Reply HELP for help or contact support@doorledgers.com.
  • Standard message and data rates may apply. Message frequency varies based on your rental activity.
  • View our Terms of Service.
  • View our Privacy Policy.

4. Digital Opt-In Form

When tenants opt in digitally through the DoorLedgers Tenant Portal, they see the following consent checkbox (unchecked by default):

By checking this box, you consent to receive transactional text messages from DoorLedgers regarding rent reminders, payment confirmations, and maintenance updates. Reply STOP to opt out. Reply HELP for help. Standard message and data rates may apply. Message frequency varies. View our Terms of Service and Privacy Policy.

Note: The SMS consent checkbox is separate from other consents and is not pre-checked. SMS consent is optional and not required to use the Tenant Portal.

5. How to Opt Out

You can opt out of DoorLedgers SMS messages at any time using any of these methods:

Reply STOP

Simply reply STOP to any DoorLedgers text message. You will receive a confirmation message and will no longer receive SMS notifications.

Tenant Portal Settings

Log in to your Tenant Portal at app.doorledgers.com/tenant-portal and disable SMS notifications in your account settings.

Contact Your Landlord

Ask your landlord or property manager to disable SMS notifications for your account.

Contact DoorLedgers Support

Email support@doorledgers.com with your phone number and request to be opted out.

6. Message Frequency

Message frequency varies based on your rental activity. Typically, you may receive:

  • 1-3 messages per month for rent-related notifications
  • Additional messages if you have maintenance requests
  • No messages if your rent is paid on time and you have no active tickets

We will never send more than necessary for legitimate transactional purposes. We do not send marketing or promotional messages.

7. Supported Carriers

DoorLedgers SMS messages are delivered through Telnyx and support all major US carriers including AT&T, Verizon, T-Mobile, Sprint, and regional carriers. International messaging is available for select countries.

8. Data & Privacy

Your mobile phone number and SMS consent status are stored securely in accordance with our Privacy Policy. Key points:

  • We will not share or sell your mobile phone number to third parties for promotional or marketing purposes.
  • Your phone number is only used to send transactional messages related to your rental.
  • SMS delivery is handled by our telecommunications partner, Telnyx.
  • We maintain records of consent and opt-out requests for compliance purposes.

10. Landlord SMS Consent Collection

Landlords using DoorLedgers are responsible for collecting proper SMS consent from their tenants. When collecting consent, landlords must provide the following information:

"Would you like to receive text message notifications from DoorLedgers about your rent payments and maintenance requests? If you agree, you will receive transactional text messages about rent reminders, payment confirmations, late fee notices, and maintenance updates. You can reply STOP at any time to opt out, or HELP for assistance. Standard message and data rates may apply. Message frequency varies based on your rental activity. You can view the Terms of Service at doorledgers.com/terms and Privacy Policy at doorledgers.com/privacy. Do you consent to receive these text messages?"
