Managing Leases
Understanding Leases
Leases connect tenants to units with specific terms. They track rent amounts, dates, and payment schedules.
Creating a Lease
- Navigate to a unit or tenant
- Click “Create Lease”
- Enter lease details:
- Tenant – Select the tenant
- Unit – Select the unit
- Start Date – When the lease begins
- End Date – When the lease expires
- Monthly Rent – Rent amount
- Security Deposit – Deposit amount
- Payment Due Day – Day of month rent is due (usually 1st)
- Click “Create Lease”
Lease Statuses
| Status | Description |
|---|---|
| Active | Currently in effect |
| Pending | Start date is in the future |
| Expired | End date has passed |
| Terminated | Manually ended early |
Rent Payments
When a lease is created, monthly rent payment records are automatically generated for the tenant. These appear in:
- The landlord’s “Rent Payments” section
- The tenant’s portal dashboard
Renewing Leases
To renew a lease:
- Create a new lease with updated dates and terms
- The old lease will show as expired
- Payment records continue under the new lease
Ending a Lease Early
If a tenant moves out before their lease ends:
- Navigate to the lease
- Click “Terminate Lease”
- Enter the actual end date
- Add any notes about the termination
