Creating Late Fee Structures
Overview
Late fee structures define how and when late fees are applied to overdue rent payments. You can create multiple structures to accommodate different properties or tenant situations.
Creating a Late Fee Structure
- Navigate to Late Fee Structures from the main menu
- Click Add Structure
- Fill in the required fields:
- Name – A descriptive name (e.g., “Standard Late Fee”, “Grace Period 5 Days”)
- Grace Period Days – Number of days after due date before the late fee applies
- Fee Amount – The flat dollar amount charged as a late fee
- Click Save
Tip: Flat Fees Only
DoorLedgers uses flat late fees rather than percentage-based fees. This keeps things simple and transparent for both landlords and tenants.
Make Default Feature
You can designate one late fee structure as the default. When set as default:
- All new leases will automatically have this structure assigned
- You can still override the default on individual leases
- Only one structure can be the default at a time
To set a structure as default, click the star icon next to the structure in the list.
Apply to All Leases
If you have existing leases without a late fee structure assigned, you can apply a structure to all of them at once:
- Click the people icon next to the structure
- Confirm the action
- The structure will be assigned to all active leases that don’t have one
- Tenants with overdue payments will receive email notifications
Managing Structures
- Edit – Click the edit icon to modify a structure
- Activate/Deactivate – Toggle a structure’s active status
- Delete – Remove a structure (only if no leases are using it)
