Assigning Late Fees to Leases

Overview

Late fee structures are assigned at the lease level, not the unit level. This gives you flexibility to have different late fee policies for different tenants or lease agreements.

Assigning During Lease Creation

When creating a new lease:

  1. Navigate to Leases and click Add Lease
  2. Fill in the lease details (unit, tenant, dates, rent amount)
  3. Select a Late Fee Structure from the dropdown
  4. If you have a default structure set, it will be pre-selected
  5. Choose “No Late Fee” if you don’t want late fees for this lease
  6. Click Create Lease

Assigning or Changing on Existing Leases

You can modify the late fee structure on existing leases in two ways:

From the Lease Edit Page

  1. Navigate to Leases
  2. Click the edit icon on the lease
  3. Change the Late Fee Structure dropdown
  4. Click Save Changes

From the Unit Edit Page

For convenience, you can also manage the late fee structure from the unit edit page:

  1. Navigate to Units
  2. Click the edit icon on the unit with an active lease
  3. Scroll down to the Late Fee Structure section
  4. Select a new structure or choose “No Late Fee”
  5. Click Update

Tenant Notifications

When you assign or change a late fee structure on a lease, tenants with overdue rent payments will automatically receive an email notification informing them of the late fee policy.

Removing a Late Fee Structure

To remove late fees from a lease:

  1. Edit the lease or unit
  2. Select “No Late Fee” from the dropdown
  3. Save changes

The tenant will no longer be subject to late fees on this lease.
